Westlands Park, in Greenwood Village Colorado, is a fabulous community asset. 

Set against the back drop of the Rocky Mountains the park features a HUGE play area for the kids, and on any given day, you will find many families enjoying a wonderful day outdoors!

There is a large open space with a backstop for baseball, and plenty of park for soccer, or most any other activity. 

There are also trails with a fitness circuit, a pond, picnic areas, restrooms, and even an inline hockey rink! 

To get to Westlands park take I-25 to Orchard Rd.  Go West to Quebec St., turn Right and go a couple blocks to the Entrance to the park on your left.

In Colorado, a Broker must, by law, disclose the nature of your working relationship, and also tell you of the options available to you as the consumer.  Here are the definitions of working relationships in Colorado.

Seller’s Agent *:  A  seller’s agent works  solely on behalf of the seller  and owes duties to the seller , which include the utmost good faith, loyalty and fidelity.  The agent will negotiate on behalf of and act as an advocate for the seller.  The agent must disclose to potential buyers or tenants all adverse material facts about the property actually known by the broker.  A separate written listing agreement is required which sets forth the duties and obligations of the broker and the client.

Home BuyersMistake 1

Buyers purchase a home without the help of professional advice.  They learn (often the hard way) that potential savings are often eaten up in wasted time, mistakes, and poor negotiation.  If trying to save money by NOT using an agent, BEWARE!  First if you are dealing with a seller that has an agent, you will be dealing with a professional who negotiates home purchase issues every day and they work for the seller, not you!  Their job is to get the seller the most money possible, plain and simple, and without the knowledge of an agent on your side, you may end up paying for many items that are traditionally seller costs.  If you are dealing with a For Sale by Owner, you must realize the reason this person is not using an agent is one of financial gain.  They are trying to make as much money as possible, for them, NOT you.  Typically, FSBO properties are priced 5%-8% above market value and they end up listing with an agent in less than 1 month! 

Mistake 2

Buyers try and purchase a home BEFORE they get approved for mortgage financing.  Quite often sales contracts must be canceled due to the inability of the buyer to secure financing!

Mile High City

Denver is the proud host for the Democratic National Convention this August.  It is projected that there will be a severe housing problem for all of the delegates.  If you are planning on being in the Mile High City August 25th-28th, and you don’t have hotel reservations, IT’S TOO LATE!  Booked, Gone, Later, Thanks for trying!   Space is so limited that they are talking about delaying the start of Denver Public Schools academic year, such that they can utilize the facilities, buses etc. for the convention.

The economic impact of the convention will be 10’s of Millions of Dollars, not to mention all the great, FREE, publicity our great city will receive.  So a definate feather in the dncccity’s cap.  That is, unless you are one of the many people without a place to stay!

Well more news coming out today that suggests the Denver Real Estate market is Half Full, rather than Half Empty!  As a follow-up to the an earlier post, ConocoPhillips purchase of the large tract of land between Denver and Boulder will have HUGE economic benefits.

“Tom Clark, executive vice president of the Metro Denver Economic Development Corp., said when he spoke to a Conoco person Wednesday, he was told it was premature to give a size to the work force.”We’re still scoping the project, but you can do the math” to get an estimate of how many people could work there, based on the size, Clark was told.

And the math easily supports well in excess of 10,000 on the site, Clark said.

“This would dwarf any economic development deal in the history of the state.”

He said 10,000 jobs there would create another 18,000 jobs for an economic impact of $1.7 billion a year.”

The biggest development deal in the history of the state!  Love it when the news keeps getting better.  Now I’d like to see the media start talking about how this will positively effect the housing market.  If you are a homebuyer or investor, and are trying to time the market bottom, you may not want to wait any longer!

What…ConocoPhillips is the “Mystery Buyer” for the Louisville, Colorado campus of Sun Microsystems, we’ve been talking about for the past month?  I’m disapointed, yet I don’t know why.  I was hoping some sexy, high tech company was going to be the puchaser.  ConocoPhillips, just isn’t that sexy.

What I do find interesting, is the proposed plan for the campus will be for a “Worldwide training center” and “Global technology center”  Conoco says it will use the facility to research hydrogen fuel cells, solar and wind power, along with cleaner diesel fuel, made with renewable resources. 

After further review, I like the clean energy campus better than a Google office complex!

ps. As a side note of interest, Conoco paid $58.5 Million for the property.  Which based upon it’s profit of $4.37 Billion last quarter, it took about one day’s profits to pay it off in full!  How you doin’ at $3.00 per gallon?

21 Feb 2008 Foreclosures Soar 40%, Ouch!

While the bloodbath (bloodbath may be a little harsh) may be nearing an end, the data keeps pouring in and 2007 kind of sucked!  Almost 40,000 homes were foreclosed on in Colorado last year (39,915 to be exact), that breaks a record set only a year earlier.
